What Are the Driving Conditions Like in Hocking Hills?

Hocking Hills is a rural area with many curvy roads and hills. Most roads are maintained but can still be bumpy and slippery at times. Hocking Manor is a gravel driveway with one steep hill going down and one steep hill going up.

May I Have Guests Visit Me During My Stay at Hocking Manor?

Registered guests are not permitted to have visitors.

Will I Have a Phone and Internet Connection?

The Manor is equipped with a home phone for emergencies. The Manor is equipped with wifi. We have a pretty good connection with the internet and cell phone usage. We cannot guarantee the connection since we are located in a woody area. Some service providers are more accessible than others.

What Type of Wildlife Is in the Hocking Hills Area?

Please be aware that in these woods, you may come across those critters and wildlife. Use extra caution with your pets when outdoors. You may see coyotes. Hocking Manor is regularly treated for pests by a professional pest control company. However, certain bugs, hornets, wasps, bees, ladybugs, ants, spiders, and other pests will be around the Manor inside or outside. Please make every effort to keep windows and doors closed. Do not attempt to disturb or remove any nests—Call 216-225-1565 for assistance.

Can I Purchase a Gift Certificate?

Yes, you can request this under reservations at hockingmanor.com.

Is Fishing or Swimming Permitted in the On-Site Ponds?

Hocking Manor has three beautiful private on-site ponds, just a short walk from the driveway for easy access. We permit catch and release fishing in two of our ponds (Peace and Serenity), located near the property entrance. However, we do not permit swimming in the ponds for your safety. We do encourage you to enjoy our 40’x18′ indoor heated saltwater swimming pool and spa wing.

Is There Adequate Kitchen Space For Multiple Families?

Enjoy cooking in our gourmet kitchen, complete with top-of-the-line appliances such as a Wolf gas range equipped with a double oven and heat lamps to keep your food warm. A Sub-Zero refrigerator, granite counters, and two sinks. There is even a walk-in pantry to store all your food essentials and plenty of counter space to prepare any meal. There are also two kitchenettes in the house with ample counter space for meal prepping.

Important Basic Booking Conditions

We have a 3-night minimum stay.
Must be 30 years of age or older and may be asked to show proof of age upon arrival.
Must have a valid issued state/government ID
Please take a walk-through and let us know immediately if anything is not up to your expectations upon arrival. We will do our best to remedy the issue right away, and we can make no concessions for complaints after your stay.
We do not accommodate the following party events:
– After-prom High School graduation parties
– College formal parties Fraternity or Sorority parties
– Bachelor/bachelorette parties
No fireworks
No firearms
No hunting 

No ATVs 

 Extra charges will incur and loss of deposit if any violation of the policy arises. 

We reserve the right to charge a credit card on file for any damages or excessive cleaning from your stay. Please let us know if you notice any problems when checking into the Manor. This will help you to avoid damage charges to your credit card.

MALFUNCTIONS

There may be times that appliances, spa, pool, fireplaces, etc., may not work properly. We will service and restore these amenities as quickly as possible. This does not constitute any adjustments to your rate.

Loss of electricity, water, heat, or other “acts of God” or Nature out of our control will not result in a refund of any monies paid.

FIREWOOD

By county mandate, you may not bring firewood to Hocking County. Firewood will be available at the Manor.

TRAILS

The trails at Hocking Manor are for foot traffic only – Vehicles are not permitted.

CHECK-OUT NO LATER THAN 11:00 A.M.

Late check-out will be subject to an additional cost of $80.00 per hour past 11:00 a.m. A total daily rate will be charged if you are within 3 hours of the next check-in time of 4:30 p.m.

Privacy Policy

PERSONAL INFORMATION WE COLLECT

When you visit the Site, we automatically collect certain information about your device, including your web browser, IP address, time zone, and some of the cookies installed on your device. Additionally, as you browse the Site, we collect information about the individual web pages or products that you view, what websites or search terms referred you to the Site, and information about how you interact with the Site. We refer to this automatically-collected information as “Device Information.” We collect Device Information using the following technologies:

We use the Order Information that we generally collect to fulfill any orders placed through the Site (including processing your payment information, arranging to ship, and providing you with invoices and order confirmations). Additionally, we use this Order Information to – Communicate with you; – Screen our orders for potential risk or fraud, and – When in line with the preferences you have shared with us, provide you with information or advertising relating to our products or services. In that case, we note that we are processing your information to fulfill contracts we might have with you (for example, if you make an order through the Site) or otherwise to pursue our legitimate business interests listed above. DATA RETENTION

When you place an order through the Site, we will maintain your Order Information for our records unless and until you ask us to delete this information.

CHANGES

Payments, Reservations, and Cancellation Policy

PAYMENTS

A payment of at least 50% is required to book your reservation.

Any remaining balance and the security deposit of $2,000.00 must be mailed no later than 60 days before your arrival date.

Security Deposit

Please remember to mail your deposit of $2,000.00 to the address below. Forms of payment we accept are a personal check, bank-issued check, and wire transfers. We cannot apply security deposits to a credit or bank card.

NOTE: Reservations made within a 30-day arrival date will be billed the total amount plus the security deposit at the booking time.

Forms of payment we accept are Visa, MasterCard, Discover, and American Express.

CANCELING OR CHANGING YOUR RESERVATION

If you cancel within 60 days from the booking time, we will refund payments and security deposit minus the $500.00 cancellation fee.

If you cancel less than 60 days from the booking time but not less than 30 days of arrival, we will refund 50% of the payments you made and the security deposit minus a $500.00 cancellation fee.

Pool, Pets, and Spa

POOL, PETS & THE POOL WING

General Pool Rules

Never swim alone
An adult must accompany those 18 years of age and younger.
Children not trained yet to use a toilet must wear a swim diaper and plastic pants.
Guest must take a cleansing shower before entering the pool or spa.
If a guest has any exposed wounds, including open blisters, cuts, or any lesion, may not use the pool. This includes those with infectious diseases.
Do not enter the pool or spa if you are under the influence of alcohol or drugs. Please read your prescriptions before using the spa.

No smoking or vaping is allowed anywhere in the pool area.
No glass containers, dishes, or gum are permitted in the pool, and dishes and cups are provided specifically for the pool area.

Appropriate Swimwear

Guests are required to wear appropriate swim attire. Street clothing, cut-offs, sweatpants, basketball shorts, and long sleeve shirts are prohibited.

Additional Pool Rules

No running inside the pool area
No horseplay or rough play in or outside the pool area
No diving in any part of the pool
No climbing or playing on the handrail and steps.

Pool Sound System

The pool sound system is used by Bluetooth connected to the Sonos app. Download the Sonos app on your smartphone. You may choose your music playlist. (i.e., Pandora, Amazon Music, Spotify)

Select Pool to listen to your selected music in the pool room only.
(you can choose to listen to the same music in the other available areas or have other music play in the other areas.)
To shut off the music, tap the pause icon.

Auto Pool Cover

Only an adult should operate the pool cover unless there is an obvious emergency and the cover needs to be opened or closed for safety.
The pool cover should be closed when not in use. The pool cover code was provided to you in your reminder email, and it is also in the video link we provided in a reminder email.

We cannot allow any pets in the pool or the pool wingWe at Hocking Manor love our pets, and we will accommodate two dogs to accompany you on your getaway.
Pets and Pool Wing: When our pets get into the pool, they will shed, and fur, dirt, and other buildups will enter the water. The filter may clog more easily, and the water may look dirty.

Over time, this can turn into a maintenance issue. Please strictly adhere to this policy as any evidence of pets in this area will incur you to be charged an automatic maintenance fee of $250.

PETS & OUTSIDE GROUNDS

Pets must be on a leash or in the fenced-in doggie playground. Word of caution: remember you are in the woods, and wild animals may be present; please keep a close watch on your animals.

PETS & CLEANUP

Extra charges of approximately $150.00 will be incurred if our cleaning crew cleans up after your pet. Please do not allow your pet(s) on any of the furniture.
Extra charges of approximately $150.00 will be incurred if excess fur from your pet is visible.

Check-In & Check-Out Procedure

Check-In
Check-in begins at 4:30 P.M. We will send an e-mail with the lockbox code once the final payment has been made.
We typically cannot accommodate early check-ins.

Early check-in, if available, will be subject to a $150.00 fee. We need this time to clean and sanitize to feel safe and at home during your stay.

Check-Out

Before 11:00 a.m., all guests must be vacated from the property, and all check-out procedures must be completed. This allows us time to sanitize and gives our cleaning crew enough time to clean the home properly. 

Dishes, glassware, cookware, and utensils 
Washed and placed back in the cabinets/cupboards or the dishwasher with the wash cycle started.

Refrigerator 
Empty the refrigerator and dispose of any unwanted food items.

Bedding 
For your convenience, please leave unmade sheets, blankets, and pillowcases on the bed. This also helps our cleaning crew to determine if all linens are present before laundering.

Towels 
Place all bath towels inside the bathtub.

Thermostat 
Summer Turn the thermostat to 75°
Winter Turn thermostat to 65°

Windows and doors – all locked

Trash 
You must place all trash in the outside receptacle provided. How many days you will be staying will depend on how often we come to pick up trash.

Keys and Garage Door Opener
Place the keys and garage door opener in the lockbox when leaving—a $75.00 for each lost house Key and a fee of $125.00 for the lost garage door opener.

Items Left Behind 
We cannot be responsible for guests’ personal belongings lost, stolen, or left behind. Please check drawers, under beds, etc., when leaving to check for your personal belongings. We will be happy to reasonably search for items a guest believes they may have left at the Manor. If found, we will return the item at the guests’ expense. If an item is not claimed within 14 days, we may donate the item to charity.

The cleaning crew will inspect The Manor after each rental for excess mess or damage. Each renter is responsible for leaving the Manor in order before check-out. We will generally contact you within seven days of check-out if inspections result in security deposit forfeiture, partial or complete. Thanks for taking good care of our Hocking Manor home.

Smoking & Vaping

No smoking or vaping is permitted inside Hocking Manor or the Pool Wing.
Smoking and vaping are permitted outside. Please make sure to place your butts in the containers that we provide.
Any evidence of smoking inside the home or pool wing will incur an approximate charge of $500.00.
Excessive cigarette butts found outside on the property will incur an approximate charge of $500.00.
